    Technician Lead - Building Maintenance- Cartersville Campus

    Job Summary

     

    This position supports the Georgia Highlands College (GHC) Building Maintenance team in maintaining efficient and smooth operation of the physical jobsite/campus site, participating in maintenance and repair of site buildings (campus site specific), and leading the technicians. This position is at our Cartersville Campus.

     

    Responsibilities

     

    • Is responsible to understand, support, and carry out the college's mission, vision, and values and comply with mandates and regulations of government and accrediting bodies.'

     

    • Maintains physical space, ensuring a safe, clean, and functional environment.

     

    • Participates in and leads technicians in maintenance and repairs of facilities buildings and equipment

     

    • Ensures assigned equipment is in proper working order and available for use.

     

    • Inspects and ensures all work performed meets institution/facilities standards and safety compliance

     

    • Monitors repairs and upgrades performed by the Building Maintenance team and contractors

     

    • Implements preventive maintenance schedules for buildings and equipment'''

     

    • Is responsible for inspections of buildings, campus, and supporting equipment including HVAC units, plumbing, and lighting and documents inspection results and recommendations for repairs/improvements

     

    • Assists with tests and inspections to verity the reliability of emergency equipment and systems (generators, fire pumps, fire extinguishers, and elevators)'

     

    • Receives, manages, and processes work order requests; ensures problems are resolved quickly

     

    • Oversees third party contracts for grounds and custodial services

     

    • Reviews and approves technician work schedules/hours

     

    • Maintains inventory of supplies; reorders as needed

     

    • Issues site keys to faculty and staff'

     

    • Transports equipment between campus sites

     

    • Coordinates and moves office furniture; installs wall hangings as requested'

     

    • Responds to after-hours emergencies

     

    • Is required to maintain a normal work schedule during inclement weather or other emergencies unless specifically excused ' Essential Employee

     

    • Performs other duties as assigned.

     

    Required Qualifications

     

    • Knowledge and level of competency commonly associated with completion of specialized training in the field of work, in addition to basic skills typically associated with a high school education or equivalent

     

    • Minimum Experience ' three (3) to five (5) years of experience to understand the basic principles relevant to the major duties of the position, usually associated with the completion of an apprenticeship/internship or having had a similar position for 3-5 years.'

     

    • Possession of or ability to readily obtain a valid driver's license for the type of vehicle or equipment operated'

     

    • Required to hold a GHC purchasing card which requires a credit check to receive and continue holding a purchasing card.'

     

    Proposed Salary

     

    The work consists of varied maintenance and repair duties to buildings, equipment, and systems. The variety of tasks contributes to the complexity of the position.

     

    The salary for this position is $52,118.00 annually.

     

    This is a non-exempt position with over-time available.

     

    This is a fully benefitted position.

    This position reports to the Building Maintenance Manager who assigns work in terms of general instructions and spot-checks completed work for compliance with procedures, accuracy, and the nature and propriety of the final results.'

     

    Guidelines include college policies and procedures, the college employee handbook, the Board of Regents policies and procedures, federal/state/local regulations, procedures manual, and the college continuing education manual.' These guidelines are generally clear and specific but may require some interpretation and judgment.'

     

    Guidelines also include building, ADA, and life safety codes; OSHA regulations; the National Electric Code; and National Fire Protection Association standards. These guidelines are generally clear and specific but may require some interpretation in application.'

     

    The work is typically performed in an office, stockroom, warehouse and outdoors, occasionally in cold, hot, or inclement weather. The employee may be exposed to dust, dirt, grease, noise, and machinery with moving parts.'

     

    The work is typically performed while intermittently sitting, standing, stooping, bending or crouching. The employee occasionally lifts light and heavy objects, climbs ladders, uses tools or equipment requiring a high degree of dexterity, distinguishes between shades of color, and utilizes the sense of smell.'

     

    This is an Essential Employee ' required to work during hazardous or emergency weather conditions in order to maintain critical institutional functions. As referenced in GHC policy HR.262, Emergency/Inclement Weather Closing, ''Employees whose job responsibilities may require that they work during hazardous or emergency weather conditions in order to maintain critical institutional functions may be designated as Essential Employees. Essential Employees may be called upon to perform their essential functions even during a campus/instructional site closing.'
